Whilst a scheme for heavy refurbishment was initially undertaken, it eventually became apparent that the needs of the Client was best met by demolishing the existing load bearing masonry structure and rebuilding to modern standards, whilst reusing the bricks where possible.
A steel frame supporting a concrete metal deck was eventually chosen providing robust solution ensuring the slender columns could fit snugly within the partitions while reducing the embodied carbon compared to that of reinforced concrete scheme. A panelised timber roof provides superior air tightness improving the operational efficiency of the build.
A fully coordinated building information model was produced to ensure coordination of the design between Architect, Structural and Services Engineers.
This also included proposed sequencing 3D’s to aid temporary works discussions with the contractor and throughout the party wall process.
